DOS Mortgage ("DOS," "we," "us") is a Florida-licensed mortgage lender, NMLS #2679016, regulated by the Florida Office of Financial Regulation (OFR). This Privacy Policy describes how we collect, use, disclose, and protect personal information when you use dosmortgage.com, our mortgage origination services, or any related communications channel (email, phone, SMS, WhatsApp, in-person).
2. Information we collect
To originate a residential mortgage, we collect information required by federal lending laws and our wholesale lender partners. This may include:
- Identity information — full legal name, date of birth, Social Security Number or Individual Taxpayer Identification Number (ITIN), passport / visa / EAD for non-citizen borrowers, government-issued photo ID.
- Contact information — mailing address, email, telephone number(s).
- Financial information — employment history, income (W-2, 1099, K-1, tax returns), assets (bank statements, retirement accounts, brokerage statements), liabilities, credit history, credit scores (FICO and/or VantageScore), gift letters, and source-of-funds documentation.
- Property information — address, appraisal, title documents, insurance, HOA information.
- Online activity — IP address, browser type, pages viewed, referring URL, device identifiers, and aggregated behavioral data collected via Google Analytics 4 (measurement ID G-ZJP98XSGK8).
3. How we use your information
We use personal information to:
- Evaluate and process your mortgage loan application, including pulling tri-merge credit reports;
- Verify identity and comply with Bank Secrecy Act, USA PATRIOT Act, and OFAC obligations;
- Communicate with you about your application, available products, and required documents;
- Match your scenario with appropriate wholesale lender partners;
- Comply with federal and state lending regulations including RESPA, TILA, ECOA, FCRA, FACT Act, HMDA, and TRID;
- Detect and prevent fraud, money laundering, and unauthorized account access;
- Improve our services, content, and website experience.
4. How we share your information
We share personal information only with parties necessary to evaluate, approve, fund, and service your loan. This typically includes:
- Wholesale mortgage lenders we partner with to underwrite, fund, and service your loan;
- Third-party service providers — credit bureaus (Equifax, Experian, TransUnion), appraisers, title companies, attorneys, insurance providers, flood zone determination services, fraud-screening vendors;
- Government and regulatory authorities — when required by law, court order, subpoena, or to comply with regulatory exam requests;
- Affiliated entities with which we share common ownership, if applicable, for purposes consistent with this policy.
We do not sell personal information for marketing purposes.
5. Credit reports and consumer reporting
With your authorization, we obtain consumer credit reports from one or more nationwide consumer reporting agencies. You have the right under the Fair Credit Reporting Act (FCRA) to know the contents of any report we obtain, dispute inaccurate information, and receive a free copy of your credit report annually from each major bureau via annualcreditreport.com.
6. Equal Credit Opportunity
DOS Mortgage complies with the Equal Credit Opportunity Act (ECOA). We do not discriminate against any applicant on the basis of race, color, religion, national origin, sex, marital status, age, receipt of public assistance income, or exercise of any right under the Consumer Credit Protection Act. Any applicant believing they have been treated unfairly may file a complaint with the Consumer Financial Protection Bureau at consumerfinance.gov/complaint.
7. Cookies and analytics
We use Google Analytics 4 to understand site usage. GA4 stores anonymous identifiers in your browser to count visits and measure interactions like phone clicks, email clicks, and Apply button clicks. We do not link GA data to your loan file. You can disable analytics by installing the Google Analytics Opt-Out Browser Add-On.
8. Data security
We use reasonable administrative, technical, and physical safeguards to protect personal information against loss, theft, and unauthorized access. Application documents submitted through DOS partner portals are transmitted over TLS. No system is 100% secure; if a breach affects your information, we will notify you in accordance with Florida Statute § 501.171 and any other applicable state breach-notification law.
9. Retention
We retain mortgage loan files for the minimum period required by federal and state law — generally at least three years after the date of final disposition (closed, withdrawn, or denied) per ECOA / Reg B and longer for HMDA-reportable transactions. Some documents are retained for longer periods to meet HUD, VA, or state retention requirements.
10. Your rights
You generally have the right to:
- Request access to the personal information we hold about you;
- Request correction of inaccurate information;
- Withdraw consent for further marketing communications;
- Submit a complaint about our information practices to the Consumer Financial Protection Bureau, the FTC, or the Florida OFR.

11. Children
Our services are not directed to individuals under 18. We do not knowingly collect personal information from children. If you believe a child has provided us information, contact us and we will delete it.
12. Changes to this policy
We may update this Privacy Policy from time to time. The "Last updated" date at the top of this page indicates when changes were last made. Material changes will be communicated through the website or, where applicable, directly to active borrowers.
