1. Acceptance
These Terms of Service ("Terms") govern your access to and use of dosmortgage.com and any DOS Mortgage online tools, calculators, chat assistant, lookup widgets, and related communications. By using this site, you agree to be bound by these Terms.
DOS Mortgage ("DOS," "we") is a Florida-licensed mortgage lender, NMLS #2679016, regulated by the Florida Office of Financial Regulation (OFR) and registered with the Nationwide Mortgage Licensing System (NMLS).
2. Not a loan offer; no consumer protections waived
Information presented on this site — including rates shown in the rate widget, the property eligibility lookup, calculator outputs, and AI chat responses — is for general informational purposes only and does not constitute a loan offer, rate lock, commitment to lend, or pre-approval. All loan terms are subject to underwriting, appraisal, title review, and final approval by the funding lender. Actual rates and terms depend on borrower credit, income, property, loan-to-value, occupancy, and current market conditions.
3. Equal Housing Opportunity

We comply with the Equal Credit Opportunity Act (ECOA), the Fair Housing Act, and all applicable federal, state, and local laws.
4. Eligibility and accuracy of information
To use DOS mortgage services you must be at least 18 years old and legally able to enter into binding contracts. You agree to provide accurate, current, and complete information in any application or inquiry. Misrepresentation of material facts may constitute a federal crime under 18 U.S.C. § 1001 and grounds for loan denial or rescission.
5. AI chat assistant
Our website includes an AI chat assistant powered by Cloudflare Workers AI. The assistant provides general mortgage information only. It does not provide legal, tax, regulatory, or eligibility advice and does not quote binding rates. Always verify any information with a licensed loan officer before relying on it. Chat conversations may be logged for quality and compliance review.
6. Property lookup and third-party data
The property eligibility lookup integrates free data from federal sources including the U.S. Census Bureau, FHFA, HUD, FEMA (National Flood Hazard Layer, National Risk Index, Disaster Declarations), IRS Opportunity Zone designations, NCES, HIFLD, OpenStreetMap, U.S. Treasury, USGS, the FCC National Broadband Map, and GovTrack. DOS does not warrant the accuracy, completeness, or timeliness of third-party data. Final eligibility, flood zone, loan limit, and risk determinations are made at the time of underwriting based on the official source-of-record.
7. Rates
Sample rates shown are illustrative, refresh from public sources, and are not locked, guaranteed, or available to every borrower. Actual rate is determined at the time of a complete application, after credit and income review, and may be higher or lower than displayed. Rate locks must be executed in writing between you and the funding lender. DOS reserves the right to update or correct any rate displayed at any time.
8. RESPA / TRID
DOS Mortgage complies with the Real Estate Settlement Procedures Act (RESPA) and the Truth in Lending Act / RESPA Integrated Disclosure (TRID) requirements. You will receive a Loan Estimate within three business days of submitting a complete application, and a Closing Disclosure at least three business days before consummation of any loan.
9. Communications
By providing your contact information to DOS, you consent to receive communications from us regarding your inquiry or loan application via phone, email, SMS, WhatsApp, or other channels you authorize. You may opt out of marketing communications at any time by replying STOP or contacting us. You cannot opt out of transactional communications required to service an active loan.
10. Intellectual property
All content on this site — including text, code, design, the DOS logo, and translations — is the property of DOS Mortgage or its licensors and is protected by copyright, trademark, and other applicable laws. You may not reproduce, distribute, or create derivative works without prior written consent. The website was designed and built by Kenneth Wolf.
11. Third-party links
This site links to third-party websites including federal regulatory portals (CFPB, HUD, IRS, FEMA, NMLS Consumer Access), wholesale partner application portals, and review platforms. We do not control, endorse, or assume responsibility for the content, privacy practices, or terms of any third-party site. Use of those sites is at your own risk and subject to their own terms.
12. Disclaimer of warranties
The site is provided "AS IS" and "AS AVAILABLE." To the maximum extent permitted by law, DOS disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement. DOS does not warrant that the site will be uninterrupted, error-free, or free of viruses or other harmful components.
13. Limitation of liability
To the maximum extent permitted by law, DOS Mortgage and its affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, arising out of or in connection with your use of the site or any DOS service.
14. Governing law
These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-law provisions. Any dispute arising under or related to these Terms shall be resolved exclusively in the state or federal courts located in Lee County, Florida, unless required otherwise by applicable consumer protection law.
