Six things to know, in plain words
$150,000
2027: a big jump for homesteads
If the home is your permanent residence, the first $150,000 of its assessed value is exempt from every property tax except school taxes. Today that amount is a little over $50,000.
$250,000
2028 on: the full amount
From 2028 the exemption is $250,000. From 2029 it grows each year with inflation, so it keeps up with prices.
$25,000
School taxes don't change
School district taxes keep the same $25,000 exemption as today. That's why most bills go down a lot but don't go to zero.
5 years
New to Florida? There's a wait
If Florida wasn't your permanent home on December 31, 2026, you start with $50,000 off non-school taxes. The full exemption begins in your fifth year with homestead.
5%
Second homes and rentals
No new exemption for them, but from 2027 the yearly rise in their assessed value for non-school taxes is capped at 5% instead of 10%.
Jan 1, 2027
When it starts
It takes effect January 1, 2027. You'll see the new values on your TRIM notice in August 2027, and the first bill with it arrives in November 2027.
> Pro tip
Already live in Florida but don't own yet? Keep proof that Florida was your home on December 31, 2026: your lease, Florida driver license, voter card and utility bills. When you buy, that proof can be what gets you the full exemption from your first year instead of your fifth.
Questions
When will I see the savings?+
The 2027 tax bill, mailed in November 2027, is the first with the $150,000 exemption; the 2028 bill is the first with $250,000. If your taxes are paid through escrow, your loan servicer recalculates your monthly payment at its yearly escrow review after the new bill. If that review finds a surplus of $50 or more and your payments are current, the servicer generally has to refund it within 30 days.
I'm buying. Will my taxes be the same as the seller's?+
Usually not. When a home sells, its assessed value resets to market value on the next January 1, so the seller's Save Our Homes savings don't come with the house. Pick "I'm buying" above to see your own bill. If you are selling a Florida homestead, portability can bring up to $500,000 of your savings with you.
What is Save Our Homes?+
Once you have homestead, your assessed value can rise at most 3% a year (or the inflation rate, if lower), even when market values jump. The gap between market and assessed value is value you don't pay tax on. It stays while you own the home, and portability lets you move up to $500,000 of it to your next Florida homestead if you buy within 3 years.
I'm not a U.S. citizen or green card holder yet. Can I get homestead?+
Florida law allows homestead for non-citizens who in good faith make the home their permanent residence, but not for someone here on a temporary visa (Florida Rule 12D-7.007). In practice, many county property appraisers ask for U.S. citizenship or a green card on January 1; Miami-Dade's 2026 requirements say exactly that. So if you are waiting on your green card (for example, a Cuban Adjustment case), you usually pay taxes like a second home until it arrives: pick "Rental or second home" above to see that bill. Once you have it and live in the home on January 1, apply by March 1. That year the assessed value starts at market value and the exemption applies; pick "I'm buying" with today's value and that year to see it. Some counties may accept other long-term statuses, so ask your property appraiser first. Already living in Florida? Keep proof you lived here on December 31, 2026 (lease, Florida ID, utility bills): it can decide whether you get the full exemption or $50,000 for your first four years. Questions about your immigration status are for an immigration attorney.
Do I need to apply again?+
If you already have homestead, the new amount attaches to it: check your TRIM notice in August 2027. If you don't have homestead yet, you must own and live in the home on January 1 and apply with your county property appraiser by March 1 of that year.
Why is my result lower than the State's estimator?+
The State's Save Our Homes estimator takes the $250,000 off school taxes too: homes under $250,000 show a tax of $0 there. The amendment voters approved keeps school taxes on the $25,000 exemption, so you keep paying them. This calculator shows both numbers side by side.
Will my taxes really drop that much?+
The amendment lowers how much of your home is taxed. Counties, cities and districts still set their rates every year, and some may raise them to make up for lost revenue, so the real drop can be smaller. It also limits what counties and cities can spend property taxes on: public safety, schools, roads and other infrastructure, natural resources, debt, employee pensions, and running local government.
Can my county or city give even more?+
Yes. The amendment asks the Legislature to set one uniform way for counties and cities to raise the exemption for their own taxes, up to the home's full value. Special districts can do the same if their voters approve it.
Does it change my mortgage payment?+
Only the escrow part (taxes and insurance), if you have one. A lower tax bill means a lower total monthly payment, and it can also help when you qualify for a loan, because lenders count taxes in your housing payment.
I own a rental or a second home.+
Homestead exemptions are only for your permanent residence. What changes for you: from 2027 the assessed value used for non-school taxes can rise at most 5% a year instead of 10%. After a sale it resets to market value, the same as today. Pick "Rental or second home" above to see it year by year.
